Lakes Estates I & II (AKA Lakes Estates) is a subdivision of The Lakes of Sarasota, referred to by entrance signage as The Lakes, a larger deed-restricted community of 278 homes in Sarasota, Florida, located on McIntosh Road just south of Bahia Vista. The area comprises five lakes, quiet homes, mature palms and massive oaks draped with Spanish moss which lend a Southern-style aura to the neighborhood. The community has many amenities, including its location--it is close to both downtown Sarasota and to Interstate-75, the major route along the western Florida corridor.
The Volunteer Home Owners Association Board of Lakes Estates I & II (Lakes Estates) meets the second Thursday of every month at 6 pm at the clubhouse on Cottonwood Trail and is open for residents to attend.
Home styles are mostly Florida ranch. Built in the 1980s, some of them have been updated by adding designer touches in kitchens, bathrooms and native landscaping.
CLUBHOUSE AND RECREATION CENTER
The Clubhouse and Recreation Center are private and for the use of residents of The Lakes and their guests ONLY.
Reservations may be made by homeowners for use of the Clubhouse and its upper deck area on Cottonwood Trail by calling our management company. You will also need to request the access code for the front door lock. Please do not give this code to anyone else. If you have reserved the Clubhouse and find you won’t be using it, please call the management company to cancel your reservation so that others may have its use. A $50.00 user fee will be charged, plus a refundable deposit of $250.00. The swimming pool and lower deck area of the Clubhouse may not be reserved. The Recreation Center and the pools may not be reserved for private parties.
The Clubhouse may not be reserved for commercial use. It may not be reserved by anyone under the age of 21, or anyone who is not a homeowner in The Lakes. The resident in whose name the reservation is made must be in attendance at all times. Unsupervised parties of people under the age of 21 are prohibited.
The Clubhouse must be cleaned and vacated by 1:00 A.M., and the pool and deck area cannot be used after 10:00 P.M. The Clubhouse facility is limited by the Sarasota County Fire Marshal to 50 people as a maximum capacity.
If the Clubhouse is reserved for a private party, other residents should use the grills and tables at the Recreation Center.
ALL DOORS SHOULD BE LOCKED AND ELECTRIC LIGHTS TURNED OFF WHEN THE PREMISES ARE VACATED.
The Western facility, called the Clubhouse on Cottonwood Trail has a heated pool and spa.
The Eastern most facility called the Recreation Center is situated on Suwannee Drive (off Trails Drive). This facility includes includes a weight room, two restrooms (indoor showers in each), two lighted tennis courts, an outdoor gas grill, picnic deck, a playground with swing set, lighted half-court basketball area, a spa and an unheated open-air swimming pool.
The Lakes of Sarasota (The Lakes) is maintained by the following volunteer homeowners associations (HOAs) and their constituencies.
* Lakes Estates I & II (aka Lakes Estates) (101 homes)
* Lakes Estates III (89 homes)
* Timberlakes (46 homes)
* Condos (42 villa-type condos)
* Additionally, the president and vice president of each of the listed HOA's comprise The Lakes Maintenance Association which has responsibility for funding and maintenance (through fees assessed on the 4 HOA's) the following: the clubhouse and recreation centers, the loop road, including signage and lighting, the entrance walls and McIntosh berm, and the northeast half of the large lake including the gazebo, fountain, and maintenance shed.
Thus far the Lakes Estates I & II (Lakes Estates) is the only HOA maintaining a website.
The Lakes Estates I & II, Lakes Estates III and Timberlakes HOA's and the Maintenance Board are represented by Argus Property Management, WWW.Argusmgnt.com. The Condos have their own seperate management company for their needs. All homeowners must belong to one of the Homeowner's Associations.
